House Rules

1. Check-in and Check-out

Check-in is from 3:00 PM. Check-out is no later than 10:00 AM. Early check-in or late check-out is only possible upon prior approval and subject to availability. If the apartment is vacated late, additional charges may apply in accordance with the General Terms and Conditions.

2. Use of the Apartment

The apartment may only be used for accommodation purposes. Any commercial use, events, parties, commercial photo or video shoots, or any other non-contractual use requires the prior express approval of AS.

3. Occupancy and Additional Guests

The apartment may only be occupied by the number of guests stated in the reservation. Additional or unregistered overnight guests require prior approval by AS. In the event of unauthorized overoccupancy, AS may exercise its contractual and statutory rights.

4. Quiet Hours, Noise and Parties

Guests must show consideration for neighbors and other residents at all times. Quiet hours apply from 10:00 PM to 6:00 AM. During this time, any noise likely to disturb others must be avoided. Parties, gatherings, and other disruptive events are not permitted in the apartment or in any common areas.

5. No Smoking

All apartments and common areas are non-smoking areas. Smoking is only permitted where expressly allowed and clearly designated. This also applies to e-cigarettes, shishas, heated tobacco products, and similar devices. In the event of a violation, AS may charge the necessary additional cleaning, deodorizing, repair, and, if applicable, loss-of-income costs in accordance with the General Terms and Conditions.

6. Safety

Emergency exits, escape routes, fire extinguishers, smoke detectors, and other safety equipment must not be blocked, removed, damaged, or tampered with. Any intentional or negligent triggering of fire alarms or other safety responses may result in liability for the resulting costs in accordance with applicable law and the General Terms and Conditions.

7. Pets

Pets are only allowed with the prior express approval of AS. This does not affect any legally protected rights relating to assistance dogs. In such cases, guests are asked to inform AS in advance for organizational purposes. If pets are brought without approval, AS may charge any necessary additional cleaning or damage-related costs in accordance with the General Terms and Conditions.

8. Keys, Access Media and Access Data

Keys, key cards, remote controls, parking permits, or digital access credentials provided to the guest must be kept safe and must not be shared with unauthorized third parties. Any loss or malfunction must be reported to AS without delay. Costs for replacement and necessary security measures are governed by the General Terms and Conditions and applicable law.

9. Duty of Care and Damages

The apartment, its furnishings, and all common areas must be treated with due care. Any damage, defects, or unusual soiling must be reported to AS without delay. Guests are liable in accordance with applicable law and the General Terms and Conditions for any damage caused by themselves or their visitors beyond ordinary wear and tear.

10. Cleanliness and Condition upon Departure

The apartment must be left in a proper condition upon departure. This includes, in particular, securely locking the apartment, leaving all provided access media as instructed, and maintaining normal basic order. Unusual soiling or a condition requiring special cleaning may result in additional charges in accordance with the General Terms and Conditions.

11. Internet Use

If internet access is provided, it may only be used lawfully. In particular, unlawful downloads, the distribution of infringing content, and any other abusive or criminal use are prohibited. In the event of a violation, AS may block access and exercise further rights in accordance with the General Terms and Conditions.

12. Noise Sensors and Video Surveillance

Where noise monitoring devices are installed inside the apartment, they are used solely to detect excessive noise levels. No conversations or other audio content are recorded, unless expressly stated otherwise. Video surveillance may be used in entrances, outdoor areas, or other common areas in compliance with applicable law. Further information is provided in AS's privacy notice.

13. Violations of the House Rules

Serious or repeated violations of these House Rules may, in accordance with the contract, the General Terms and Conditions, and applicable law, lead to extraordinary termination of the accommodation agreement, removal from the property, and claims for damages.
